Job Description

Buena Vista Property Management is seeking a dedicated and experienced Head of Maintenance to oversee the upkeep, maintenance, and repair of all properties under our management. This leadership role is responsible for managing a skilled Maintenance team, ensuring high standards of property care, and delivering timely maintenance services to enhance tenant satisfaction and preserve the value of our properties.

The ideal candidate will have a strong background in facilities management, excellent leadership skills, and a proactive approach to property maintenance.

Key Responsibilities

  • Team leadership and management:
    • Lead, manage, and mentor the maintenance team, ensuring efficient work allocation and high performance.
    • Hire, train, and evaluate maintenance staff while fostering a positive work environment.
    • Develop and implement staff schedules to ensure all properties receive timely maintenance services.
  • Property maintenance and upkeep:
    • Oversee the day-to-day maintenance operations of all properties, including routine inspections, repairs, and preventive maintenance tasks.
    • Ensure that all systems (plumbing, AC, electrical, etc.) and physical structures are functioning efficiently and meet company standards.
    • Respond promptly to emergency maintenance requests and ensure quick resolutions to urgent issues.
  • Preventive maintenance planning:
    • Develop and implement preventive maintenance programs to reduce future repair costs and prolong the lifespan of equipment and facilities.
    • Regularly inspect properties to identify issues before they escalate into major repairs.
  • Tenant relations:
    • Maintain positive communication with tenants regarding maintenance schedules and responses to maintenance requests.
    • Address tenant concerns promptly and professionally to ensure satisfaction and retention.
  • Inventory and equipment management:
    • Manage the inventory of maintenance supplies, tools, and equipment, ensuring proper use and replenishment.
    • Ensure maintenance vehicles and equipment are kept in optimal working condition.

Qualifications and Skills

  • Proven experience (3+ years) in property maintenance, facility management, or a related field, with at least 2 years in a leadership role.
  • In-depth knowledge of building systems (plumbing, HVAC, electrical, carpentry, etc.).
  • Strong understanding of preventive maintenance techniques and safety protocols.
  • Excellent leadership, communication, and organizational skills.
  • Ability to manage multiple tasks and projects simultaneously.
  • Proficiency in maintenance management software and MS Office Suite.
  • Strong problem-solving skills and attention to detail.
  • Valid driver’s license and the ability to travel between properties as needed.
